Apparently (in Spiffo lore) that base is one where the military conducted experiments and tests on the virus. Patient zero is said to be there. No real loot, lots of zeds, not even many vehicle spawns though it has neat little hints and details to the story of the game.

If you're planning lots of back and forth to set up a base, maybe just cut trees down as-needed and build floors with the wood in that area so they won't grow back in those spots.
